Check-in and Check-out Procedures

• Before sharing check-in information, you will need to fill out and sign the rental agreement once your booking is confirmed.

Property Access

• All buildings at the resort feature elevators for accessibility.
• Units are wheelchair accessible.
• Public parking and a trolley stop at the bottom of the hill facilitate access to attractions in Pigeon Forge for a nominal fee of $0.50.

Policies and Rules

• GUEST MAKING RESERVATION MUST BE 23 OR OLDER
• A $250 security deposit will be temporarily held on your credit card for any damages.
• ABSOLUTELY NO HOUSE PARTIES
  • Family groups only. Should a group misrepresent themselves, they will be required to vacate the premises immediately without refund.
  • Deposits may be refunded, rental may be refused, or occupancy discontinued if the tenant is detrimental to the property.
• Grilling is prohibited on decks, balconies, and directly adjacent to buildings.
• No fireworks are allowed.
• NO PETS ALLOWED (it is a resort policy).
• NO SMOKING INSIDE CONDO.
• Smoking is not permitted in any residence. A $150 fee may be charged for ionization if smoking in the property is detected.
• Trailer and car hauler parking is strictly prohibited; alternative arrangements can be coordinated through property management.
• The premises may only be used for residential purposes. No animals and for no other purpose.
• Tenant must observe and comply with all restrictions, laws, and ordinances affecting the premises or occupancy.
• No use shall be made of the premises, or acts done, which will increase the existing rate of insurance upon the premises or will cause a cancellation of any insurance policy covering the premises.

Cancellation and Deposit Refund Policy

• If you cancel your reservation more than 14 days in advance of your arrival date, you will receive a full refund.
• If you cancel your reservation 14 days or less prior to your arrival date, you will forfeit the entire (100%) rental fee.
• All cancellations must be made by phone (call 855-44-SWEET). You cannot cancel a reservation online.
• The company reserves the right to cancel the booking for any reason. In this instance, all monies paid to the owner will be refunded. The company will not be liable for any other costs incurred by the client.
• The company is not liable for loss or delay incurred by fire, flood, terrorist activity, political unrest, strikes, riots, war, technical or weather problems with transport, adverse weather conditions, or any other event beyond their control.

Fees and Payments

• A $250 security deposit will be temporarily held on your credit card for any damages after your stay.
• Payments are accepted via Visa, Mastercard, Discover, or American Express.
• Expenses and items not mentioned, including but not limited to transportation, tips for personal services, meals, insurance, telephone calls, and other items of a personal nature, are not included.

Parking Information

• Each unit offers free parking for one car.
• Trailer or car hauler parking is strictly prohibited; alternative arrangements can be coordinated through property management.

Utilities and Amenities Access

• Free Wi-Fi and cable TV in the rooms, and local phone service are provided.
• Sheets and towel sets are provided for your stay; they cannot be changed out during your stay.
• A washing machine and dryer are available in the unit. One single-use box of detergent provided.
• Iron and ironing board are provided.
• The kitchen is equipped with a refrigerator/freezer, dishwasher, microwave, stove/oven, dishes, glassware, pots and pans, toaster, blender, and coffee maker. For specialized items such as a wok, rice steamer, or crockpot, guests should bring their own.
• The outdoor pool is heated typically in April and May, depending on the outside temperature, and features a mushroom water feature.
• The indoor pool is heated year-round.
• Grounds include gathering and picnic areas, outdoor grills (grilling prohibited on decks, balconies, or adjacent to buildings), a quarter-mile walking trail, and outdoor activities such as tetherball, a volleyball court, horseshoes, two playgrounds, a basketball court, and shuffleboard.

Safety and Emergency Information

• Use of the swimming pool or other facilities is at the guest's own risk. Injury, damage, or loss to the guest’s property is the guest's responsibility.
• Tenant assumes all risk of damage to personal property of landlord and tenant, including household furniture and goods during use and occupancy.
• Tenant assumes all risks associated and agrees to hold landlord harmless from and indemnify landlord against the same.

Other Critical Details

• The property is located on Plaza Drive between traffic lights 0 and 1, behind Country Tonight in the entertainment district.
• Dollywood, softball fields, and The Island (featuring Margaritaville and Paula Deen's) are approximately 2 miles away.
